House Rules

To help us provide a high quality stay for all of our guests, please treat the condo as if it were your own. By booking this listing, you acknowledge and agree to all house rules. Guests The maximum number of guests that can be registered for and occupy this property is Four (4). Occupancy is limited to registered guests only. Absolutely no additional overnight guests are allowed without prior written approval. Additionally, primary guest must be at least 25 years old. Any unauthorized guest(s) found at the property or approved after booking in excess of the maximum occupancy limit will be subject to a one-time additional cleaning fee of $100, plus an additional charge of $100 per guest, per night for the duration of the stay. Failure to disclose or obtain approval for additional guests is a violation of this rental agreement and may result in these charges being assessed retroactively, immediate termination of the reservation without refund, and/or removal from the property. Property Damage Guest acknowledges and understands that he / she is financially responsible for any and all property damage that may occur during stated rental period which can reasonably be attributed to the rental party's negligence or abuse. Check In / Check Out Policy Guests acknowledges and understands that check in time is no earlier than 4pm. You may contact me directly to request an earlier check in time. Check-out time is no later than 9am on the date of departure. Guests that do not leave by stated check-out time, without permission, will be assessed a rate of $100 per hour. Early Departure / Late Arrival Policy No refunds will be made for early departures or delayed arrivals. No refunds or schedule changes will be made for inclement weather. Smoking/Drug Policy: This property, including balcony, breezeway and inside the condo is 100% NO SMOKING which includes cigarettes, e-cigarettes, vaping and marijuana. IF SMOKING OCCURS, A $250 FEE WILL BE BILLED TO YOUR ACCOUNT. In addition, no drugs are allowed by anyone staying in or visiting the property. Pets Pets are not allowed. If a pet belonging to any member of the rental party, or guest of the rental party, is found to be in or on the premises, all guests will be removed from the property and the full rental fee and security deposit will be forfeited. NO Exceptions. No parties / No Fireworks / No Loud Music / No discharging of firearms The occupancy and use of the premises shall not be such as to place the property in danger of damage or to disturb and / or offend area neighbors or residents. The owner reserves the right to terminate the rental agreement and request loud or unruly guests to vacate the premises immediately. Said discharge shall not result in the refund of any rental fees. Disposal Please do not pour grease or rinse food waste down the kitchen drain. Please do not dispose of feminine products, tissues, wipes, paper towels, napkins, cotton balls, Q Tips or hair down the toilet or any drain. Stove This is a smooth-top electric stove. The surface of this stove is strong but can be scratched. Please do not slide pots or pans on the surface. Please do not clean the surface with any abrasive. Hot Water Heater Given the limited space in the condo, the hot water heater is smaller in size. As a result, you will be best served to not run any other water when showering (dishwasher, washing machine, etc.) Heater / AC The condo has a smart thermostat. If you would like to adjust it throughout the day, you may do so. Just remember that the AC unit will FREEZE UP if overly used. If this happens, guest will be responsible for replacement. Please CLOSE balcony doors when the AC or Heat is on. Appliances No appliances of any kind are allowed to be brought onto the property. This includes but is not limited to space heaters, portable air conditioners, dehumidifiers, etc. Home Furnishings / Equipment, etc. Moving of any furniture or decor is not allowed. Damage to any property or furnishings in excess of normal wear and tear will result in the loss of security deposit and actual repair / replacement costs will be billed to guest. Coming in from the beach.... Please remove as much sand as possible prior to entering the condo. Want to sit on the couch??? Please place a blanket on the couch if you have on any sunscreen. If the sofa has to be professionally cleaned, guest will be charged for this expense. Hold Harmless Guest acknowledges and understands that each and every guest is solely responsible for any accident or injury to any person while in residence and that the owner accepts no legal or financial responsibility. Guests agree to indemnify and hold the home and property owner harmless from any and all claims, including those of third parties, arising out of or in any way a result of the Guest's use of the premises or items therein.
